Commercial Building Assessments

At A to Z Inspections LLC, we hold certifications from two esteemed organizations, InterNACHI® (International Association of Certified Home Inspectors) and CCPIA® (Certified Commercial Property Inspectors Association). As members of CCPIA®, they have completed essential hands-on training, including Code of Ethics and Standards of Practice courses. With these qualifications, we are well-equipped to provide the best and most comprehensive commercial building for our valued clients.

We use an intuitive report writing software called Spectora. This software allows for a client to view a report in multiple formats as well as easily share the report with contacts. Our reports include written detailed findings and explanations as well as professional image and video content.
Commercial building assessments are comprehensive evaluations that go beyond a simple inspection. Unlike inspections, which typically focus on a specific issue, assessments delve into a building’s overall condition, identifying defects, non-compliance issues, and their associated costs.
To conduct a thorough assessment, we often rely on a combination of on-site inspections, questionnaires, research, and specialized software. This process allows for a more in-depth analysis of a building’s health and potential liabilities.

Unlike inspections, which follow a standardized schedule, the frequency of assessments is variable. While some assessments are triggered by events like insurance claims, others are proactively conducted to protect assets and predict financial losses. Consequently, assessment projects tend to be more time-consuming due to the extensive research and analysis involved on the commercial property.

The outcome of an assessment is a detailed report providing financial insights into the building’s condition. The scope of this report can be tailored to meet specific client needs, ranging from a broad overview to a focused analysis of particular concerns.
The method and timeline for delivering reports differ based on the unique requirements of each project.

Maintenance Inspections and assessments

A Maintenance inspection and assessment plan is a proactive service that complements property assessments and cost analyses. It provides commercial building owners with a roadmap for budgeting, planning, and executing essential maintenance tasks. By identifying potential issues early, this program helps prevent costly emergencies and extends the building’s lifespan.

A maintenance plan includes a general overall condition of the current commercial property and a cost to cure to learn about what costs are needed now and in the future so you can budget repairs and maintenance accordingly. Many past clients appreciate this service to help with their bottom line.

The Commercial Inspection Report

Our reports are crafted using Spectora, a user-friendly software that allows for easy customization and sharing. Clients can access reports in various formats and effortlessly share them with others. Each report includes detailed written findings, complemented by high-quality images and videos for a comprehensive overview.

Risk Management

Inspections provide valuable information but cannot anticipate every potential issue. We adhere to strict quality standards and carry comprehensive insurance to mitigate risks.

Payments

A $250 non-refundable deposit is required at the time of scheduling. Full payment of the inspection fee is due before report delivery. We accept secure credit/debit cards and ACH transfers. Net and defer-to-closing payment options are not available.

Other Ancillary Services Offered

Septic Evaluation (Wisconsin Only)

We will thoroughly evaluate your POWTS system using the WOWRA standards. We evaluate the inside of the tank looking for cracks in the tank walls, root intrusion, cracked baffles. We look at the drain field and look for indications of failure. We include multiple resources including the original sanitary permit if available at the county courthouse. We will show you how the private onsite wastewater system is operating and what to look out for.

Well Evaluation  (Wisconsin Only)

The licensed well professional will conduct a visual inspection of the well and pressure system, and look for specific features that do not comply with the state’s well regulations in NR 812, Wisconsin Administrative Code.
The inspector will record their observations on a required inspection form (DNR Form #3300-221). Wells are generally required to meet the regulations in effect at the time the well was constructed or installed, but there are some exceptions, so not all wells are “grandfathered”.
The inspector will evaluate a well for compliance with separation distances from potential sources of contamination or flooding. NR 812 does not require any separation distance from a well to a lot line.
The inspector will identify any visible and known non complying features of the well and pressure system. Some features – such as well casing depth – and some possible contaminant sources are buried and cannot be seen without opening the well, excavating, or conducting a records search. The inspector will note whether additional investigation is recommended to assess features that cannot be seen.
The inspection does not include the plumbing distribution system or electrical code requirements.
The inspector will search for any other wells that may be on the property, even if they are unused. The inspector is required to inspect and complete a separate report form for each well on the property.

Radon Inspection (Wisconsin Only)

According to the U.S. Surgeon General:
“Indoor radon gas is the second-leading cause of lung cancer in the United States and breathing it over prolonged periods can present a significant health risk to families all over the country. It’s important to know that this threat is completely preventable. Radon can be detected with a simple test and fixed through well-established venting techniques.”

Air Quality Testing

Matthew will come to your office or commercial building and test the air within the office or school for mold spores. Mold spores can create issues to your respiratory system over time. Have your property checked now!

Thermal Imaging

Matthew will check the readily accessible parts of the commercial building and check for active moisture intrusion and cold or warm spots that the human eye can not see. This valuable service uncovers hidden issues within the property.

Wood Destroying Insect Reporting (WDO Report)

Certain loans and banks require the property be inspected for wood destroying insects such as carpenter ants and termites. We will look for these insects, signs of tunnelling and excrement and report to the client accordingly.
